Off-plan is how most new condos in Phuket are sold: you fix the presale price and pay in stages while the project is built. Here is the full path using The Liberty as the example.
1. Unit selection and reservation
You choose a specific unit from the live price list (floor, view, type) and sign a reservation with a deposit, which takes the unit off the market and freezes the price.
2. Contract
Within 30 days you sign the sale and purchase agreement and pay 30% minus the reservation fee. This is the stage to involve a lawyer: due diligence on the land title, the developer licenses and the contract terms usually takes a few days.
3. Staged payments
Payments follow construction milestones: 30% at structure completion, 15% at architecture completion, 15% when furniture is installed. Milestones are verifiable: you pay for what is physically built, which is the main risk control in off-plan purchases.
4. Transfer
The final 10% is paid at ownership registration in the Land Office, together with the transfer fee (1.1% leasehold or 3.3% freehold). For freehold you will need foreign currency transfer confirmations, which we help prepare in advance.
The whole process can be done remotely with a power of attorney; a personal visit is only really needed if you want to see the show unit, which we recommend.
